What is a Default?

A default is a basic document that is filed at a county recorders office when a home owner has not paid their mortgage for a period of time that classifies them as being in default of their loan.  When this happens the loan institution usually files a default form to begin proceedings to place the house up to auction.  The time from the filing to the auction is around 3 months.  This varies from state to state, however, they usually follow this rule.  When a house goes into default, the owner is considered to be motivated at this time you can negotiate a deal with them to acquire their house before it goes up for auction.
